Rental Ads - General
1. Q: Do I need to register?
A: If you are looking at listings, then no registration is needed. There is no fee either. Just click the listing area of your choice.Ggo start searching.
If you are placing an ad, you will need to register to place your ad.
2.Q: Is it possible to change the "date posted" date to something much more current? I have had a few people inquiring as to why we have had this property listed so long without results.
A: I can't change the date posted. The only way that is changed is when a new ad is posted. I know what you mean about the rental prospects asking about how long the property has been on the market. Of coarse, they could and probably would ask you that question anyway in this market but I know what you are saying. Of coarse, you can change the ad at any time so as to advertise another property, so you could tell them you just keep the ad running and change the property.
3. Q: I tried 7 or 8 times to enter a 3rd ad tonight and kept getting a duplicate ad error. We have used your service for over a year without problems. I even tried different addresses and rebooting my machine and it still gave me an error
A: It is probably the description. The system checks for a duplicate description, so if for example you copied a description of an existing property that would be a duplicate. Even leaving the description blank would be too. So change a word or two in the description and you should be fine.
4. Q: I am having problems loggin onto your site. I previouly used it in the fall to rent my house with good success. Please inform me asap as to what I need to do to log on and place a new listing
A: Just register again and place your ad. When you have no active ads, the system does purge your username after a few days. However if you have an active ad and you try to log on and get a message "User name not found" let us know. Please try again being careful of spelling and remember user names and passwords are case sensitive.
5. Q: I've been having trouble accessing my ad to edit it - every time I click on the link to 'Edit Ads', I receive the follwing error message:
Error Occurred - We're sorry, but there appears to be a problem accessing a session file.
A: A session is created each time you log on. If you leave without logging off, then when you return you may get a session file error. Whenever you log on, when you are ready to leave, please click "My Profile" link on the top navigational bar, then click "Log Off".
6. Q: I have not been able to find my ad on your website. Any suggestions?
A: A easy way to find your ad is to put your user name in the search box and hit enter. That should bring up all of your active ads. If you have trouble, just send me your user name and I will do the search. Remember ads run for 45 days then expire and are removed is not renewed.
7. Q: My phone number is not showing in my ad. How do I get it show?
A: There is a box to check under your phone number to have it display in your ad. Since the ad has been posted, just modify your ad and check the box under your phone number. To modify your ad, click the link "modify this ad" on the left side of your ad. You will be prompted to log on then be taken to your ad. Scroll down the page and you will see where you can modify your ad.

Rental Ads - Photos
1. Q: How Do I Add Photos?
A: When placing a new ad, when you click "post ad" you will see a screen that says "Your ad has been successfully submitted". Scroll down the page and you will see the MultiMedia section with a browse box where you can located the jpg file on your hard drive to upload. Now you don't have to size photos before uploading, the program will do for you. Just upload any JPG or GIF file and the program will take care of the rest. Depending on the photo file size and the speed on your Internet service, it may take a minute or two. Please be patient.
Now you can have up to 10 photos per ad. To accommodate this, one large photo will show on top of your ad and the remaining photos will be thumbnail size, that when clicked will open to full size. NOTE: After uploading photos, you will need to "Log Off" and then view your ad to see it as others will see your ad. To Log Off, just click the "My Profile" link on the top green navigational bar, then click "Log Off". Then take a look at your ad. An easy way to find your ad is to put your user name in the search box and hit enter.
1b. Q: Do I Need to Size Photos?
A: No. The system will now size the photos for you. Just be patient after hitting the upload button. It may take up to 50 seconds for a large photo.

A: Once the ad has been placed, to add photos do the following: you will need your ad number, so make note of your ad number by looking at your ad and you will see it on the second line down from the top. Then click on the link "Edit Ads" on the top navigational bar. You will be prompted to log on and be taken to the edit ads screen. Click the button for "Add/edit multimedia files", then click Add multimedia files" link on the next page. On the next page fill in the ad number and use the browse box to locate your jpg file on your hard drive and upload your file. Repeat for multiple photos. Once the photos are upload, please log off the system by clicking "My Profile" on the top navigational bar and then click "Log off".
Adding photographs to your ad will greatly increase the response the ad gets.
3. Change Order of Photos or Delete Photos Q: How can I switch the order of the pictures on my ad? I've tried deleting and reloading, renaming, etc., but for some reason the picture of the kitchen is always on top.
A: You will need to delete all the pictures first. Make note of your ad number which is on the second line from the top of the ad. Then click "Edit Ads" on the top green navigation bar. You will be prompted to log on. Then on the page you will take to, click the button "Add/Edit Multi Media Files". On next page click "Delete MultiMedia Files". Then enter your ad number and click "Display MultiMedia Files Associated with This Ad). You will see your photos. Click the radio button to the left of each photo you want deleted. After you delete the photos and then log off for the deletions to become effective. To log off, click "My Profile" on the top navigation bar, then click log off. Then go back and add the photos in the order you want, with the first one added to be the top photo etc. Log Off after adding photos then go to your ad. Hit refresh button on your browser to see the new photos.
4. Q: I am trying to change the current photos on my ad and replaced with newer photos. They look like they are being removed but keep coming back.
A: When you delete photos, you have to log off before adding new ones. Once you delete the photos, log off. To log off, click the "Update Profile" link on the top navigational bar and then click "log off" Then you can go back and add photos When finished adding photos, log off. Then take a look at your ad and hit the refresh on your browser to see the new photos.
5. Q: I recently placed an ad, but I am having logging back in. I get a session file error.
A: It is a session file error. Each time you log on, a new session file is created. Your computer is remembering the last session which has timed out. Always remember when leaving the web site after logging on, please click on the link "update profile" and click "log of". If not, next time you come back to the site, it remembers your sessions file which has expired. You should be fine on a different computer, but see below.
To resolve this error please follow these simple steps:
- Open an Internet Explorer browser window, click on Tools, Internet Options
- Under Temporary Internet Files, click on Delete Files
- Check the box that says Delete all offline Content, click ok
- Once that's done, click on Delete cookies, select ok
- Close out that browser window and open a new one to log on to our site.

Rental Ads - Renewals
1. Q: How Do I Renew My Ad?
A: You can easily renew the ad by going back to your ad in the Rental Home Listings and clicking on the "Modify This Ad" link on the left side of your ad, logging in, and you will be take to the ad modification page for your ad. Scroll down the page and make sure that you check the Renew checkbox in the Renewal Options section. Then scroll down to Billing Information and enter your credit card info, spelling your name exactly as it appears on your credit card. Then just below click the button for "Submit Modifications". Then you will get a page saying "Your ad has been successfully modified!". If you do not get this page and only get a white page, then there was a problem renewing your ad. Also, the system immediately sends you an email saying your ad has been renewed. If your ad did not renew, then mostly likely you did not check the box next to renew this ad or your name was not spelled exactly as it appears on the credit card. After renewing, take a look at your ad expiration date on the left side of your ad to make sure 45 days has been added to the expiration date (no matter when you renew).
If you have a problem renewing your ad, please let us know. Please don't wait too late before renewing because once the ad expires it is removed for good.
2. Q: I screwed up. This ad apparently expired, and I failed to renew it. I would like to renew it. Is it possible to retrieve it?
A: All ads run for 45 days. If not renewed, then an ad expires. When an ad expires, the system removes it right away. Once the ad expires and is removed, then there is not a way to make it come back. You will need to place a new ad. The good news is that new ads go back towards the top of the list.
3. Q: Is there anyway for you to track the ads that were placed so that I can renew them without having to totally recreate both of them from scratch?
A: Ads do run for 45 days and if they are not renewed, they do expire. The system removes expired ads and they cannot be brought back. The ad expiration date is on the left side of the ad. So anytime you want to know when the ad expires, you can just look at the ad.
But to answer your question, you will need to place a new ad. You can try logging on with your old user name but user names are purged after 55 days with no active ads. If you cannot log on with your old user name, just register again and place a new ad.
4. Q: If I renew my ad can you change the date posted on the ad and reset the ad counter to zero?
A. We cannot change the date posted or reset the page view counter on an existing ad. Only a new ad would get a new date placed.
5. Q: I can not find my ad number and would also like to know when the expiration date is for the ad.
A. Your ad number is on the second line of your ad. Your ad expiration date is on the left side of your ad.
6. Q: My ad expired.Can you please renew it for me?
A. When an ad expires it is removed from the system. There is no way to bring it back. You will need to place a new ad.

Rental Ads - How to Modify or Delete Ads
1. Q: Upon placing my ad with your service the other day, I made a serious mistake. In the square footage section, I noted my townhouse as having 1,700 square feet. Actually, it has 2,700 square feet. Can you change this information for me? Or how do I change the ad?
A: You can easily modify or delete your rental ad at any time. Just go to the ad and on the left side of the ad click MODIFY THIS AD. You will be prompted to log in then be taken to the modify ad screen for your ad. You will see your ad on top so just scroll down the page and you will see where you can change the info in your ad. When finished, scroll down a little further and click the button "Post Modifications". That's it.
2. Q: How to Delete Ads.
A: First of all, we recommend not deleting your ad until you have signed a lease. You can modify your ad and put in the caption or descripton "Off Market Pending Lease Signing". Once you delete your ad, there is no way to get it back, so make sure before you delete it. To delete an ad, just go to the ad and on the left side of the ad click DELETE THIS AD. You will be prompted to log in then be taken to the deletion screen where you will see your ad on top. Just scroll down the page and under "Delete Selected Ads", click the button "Submit Deletion" to delete your ad. Please note that rather than delete your ad, you may modify your ad at any time so as to advertise another property if you have one available.
3. Q: I placed an ad and one guy strongly want it, then I delete the ad for maybe more ads space others can use. But finally he didn't sign on the lease. So may I ask for put my ad on the web again, because it maybe not till the end date?
A: We suggest not deleting your ad until you have a signed lease agreement. You can modify your ad and put in the description "OFF THE MARKET - PENDING SIGNING LEASE". Once you delete your ad, we cannot bring it back for you and we do not prorate the ad fee.
